A leisure pool, a hot tub, expansive grounds and a huge detached luxury villa, overlooking Lake Bolsena.
This luxury villa has 10 double bedrooms (4 ensuite) and 3 double sofà beds. 2 large single beds can be placed in the double bedrooms. We also provide 2 beds for children up to 6. And 2 cots for babies.
In total, the villa can sleep up to 24 people, not including babies.
All these facilities and much more can be found in the 4 self catering, independent apts that this fabulous villa houses.

A short distance from Umbria with all its hot spots …. Orvieto, Assisi, Rome + Spoleto and the area’s famous cuisine ….. wines, meats, olive oil and truffle.
Nestled on a hill, spectacular Tuscan countryside stretching as far as the eye can see.
Within easy reach of Florence, Sienna and Cortona, not forgetting the spectacular Lake Bolsena. Just think ! Within minutes, you could be sitting on the lakeside, toasting a sunrise or a sunset.
Equally, you need never move from the enormous roof terrace. Instead, gaze upon a lake, exquisitely beautiful landscape, pitted and dotted by monasteries, olive groves and vineyards, tiny villages, sunflower fields….. swifts snd swallows swooping and squeaking overhead, a gentle draft caressing your hot skin, drifting from the deep blue lake. A red sun searing its mirrored surface. A silver moon beaming into its inky depths.

NOTE : AIR CON + CENTRAL HEATING
We offer this villa as a fabulous holiday location between May 1 and Oct 15, the best period for pool and outdoor jacuzzi use!
While we enjoy great weather in this 6 month period, It is possible that towards the beginning and the end of this period, you may wish to use central heating.
Further, in the hotter periods, you may wish to use the air con.
In Italy, much of our energy is imported. So, from an ecological perspective, we decided to discourage our guests from using either central heating or Aircon AT THE SAME TIME AS KEEPING WINDOWS AND DOORS OPEN (yes, this was happening frequently!).
Therefore, if your use of either exceeds “normal consumption”, you will be charged. However, when doors and windows remain shut, it is highly unlikely you will incur a charge.
These facilities are metered and are entirely under your control.
Since we introduced this measure, guests have been very happy. To date, NO-ONE HAS BEEN CHARGED EXTRA. And we have all done our bit towards preserving the earth’s resources.
MARRIAGES + OTHER SPECIAL EVENTS :
If you’re wanting to marry in Italy, this villa provides the perfect location, both inside and outside – see the photos of a room prepared for a wedding. Here there is a 9th bathroom – only in use when this special events room is hired.
We can provide whatever you require.
The basic wedding fee for the service, to include the official documentation and the Special Events room for the day is 600 euros. For the room only, the cost is 460 euros. The wedding feast and general celebrations can be as simple or as grand as you like. AND THE OWNER IS VERY EXPERIENCED AT HOSTING WEDDINGS AND SPECIAL CELEBRATIONS.
Tell us your budget and we will advise you accordingly. We are experienced at hosting special events across the board eg anniversaries, birthdays or family/friend reunions.
DETAILS OF THE VILLA :
In Lazio, just over the Umbrian border into Tuscany, this enormous luxury villa consists of 4 self catering, independent apts.
Each of the 4 apartments has :
2 or 3 double bedrooms (2 in two apts/3 in two apts))
a private terrace with dining furniture
a washing machine
a fully equipped kitchen that includes a hob,
a dishwasher + a microwave
2 bathrooms, each with hairdryer
The largest of the 4 terraces is next to the pool and the jacuzzi. Here, we set up dining facilities to seat up to 24 persons to eat alfresco. And, this is where guests love to be, when not sunbathing or swimming.

Prior to dinner, sundowners on the enormous roof terrace is an absolute joy. The views from this elevated position are world class. A sparkling blue lake. A vast orange streaked sky. Purple hills, tips tinged pink. Creeping shadows of dusk beckoning a bright starlit night. What better way to celebrate a fiery sunset? To toast a silver moon! To pay homage to the creator of this magical mystery. Our universe.
Yes, this villa offers everything that the word “Italy” conjures up. This is Italy at its purest.
WHAT TO DO :
Wake up each day to lazing besides the pool …. or plan day trips. Viterbo and Orvieto, both with fascinating histories, are within easy reach.
Explore the Tuscan coast.
Or the Umbrian mountains, home to porcupine, white cows with tingling bells, black squirrels, wild horses, wolves and the fabled black bear. Yes, as I was once warned by the chief of police, who, after many long hours, along with several official search parties, had found me clinging to a precipice….. “Never forget these are REAL mountains. Never deviate from the marked trails !”. After that experience, some 20 years ago, I advise you likewise!!
Maybe an easy day trip to Rome.
Or stay local. A cathedral, bars and restaurants are a mere stone’s throw away at Montefiascone.

POOL DETAILS :
The pool and Jacuzzi are situated on a large, paved, terraced area with sun loungers, tables and parasols. Surrounded by lawns and trees.
In this large solarium are 4 umbrellas, sun beds, tables and a shower.
The pool and the jacuzzi are lit with multi coloured lighting.
Here, you can organize private parties and dinners. A guitar is available, if you play!
Roman steps lead into the pool.
Pool Size: 7.5m x 3.5m, 1.4m deep. Open from May to October, weather permitting (and it usually is).
Whirlpool: 3.8m with depth of 0.70m at sides and 1.1 m in centre – also used as a children’s pool.
The whole pool area is gated.
A SPECIAL EVENTS ROOM (with 9th bathroom) :
Inside the villa there is a baroque style room, of 80 m2 (air conditioning / heating) where you can celebrate a wedding, birthday or other anniversary together (we are available to help you organize your party as you wish)
Attached to this party room is a furnished fully fitted kitchen. You can book our personal chef to cook typical local dishes or something special – he can do whatever you like.
WINE AND OLIVE OIL TASTING ON SITE :
The wine cellar, also inside the villa, is available for guests to taste our own wines and olive oils,all produced on our land.
PLAYGROUND, FOUNTAIN + ORCHARD :
Part of the villa is a 11000 m2 fenced plot with a garden area inside with centenary oaks, tables and chairs in the shade of the trees, a playground for both adults – ping pong, table football, tam-tam – and baby – mini slide, mini tunnel, rocking table.
A dirt road and a wooden staircase lead to a fountain with spring water, an orchard and a small wood.
CAR PARK :
The main free car park is conveniently located, 10m from the entrance of the farmhouse.
LOCAL PLACES TO VISIT :
This villa is the ideal place to stay to visit the nearby sites of natural and artistic interest such as Civita di Bagnoregio, Terme Di Viterbo, Lake Bolsena and its islands, Orvieto, Bomarzo, Tarquinia, Terme di Saturnia , Val d’Orcia and Pienza reachable in a few minutes by car and Rome and Assisi reachable in just over an hour by car.
BIKES + HORSE RIDING :
From the villa it is easy to reach a bicycle rental and a riding school to discover the fantastic nature trails around the lake by bike, on horseback or by walking.
LOCAL TAX DUE AT CHECK IN :
Stay tax of €1.00 per night for first 4 nights per person is due to the owner upon arrival. Does not apply to children under 12 years.
